What happens when damage occurs?
All damages will be billed via your tenancy deposit scheme when you leave. At this time you will be given a copy of the original invoice along with your check out paperwork.
Note: Damage is an item that is not classified as fair wear and tear - this may include unreported maintenance like a water leak. We have a third party maintenance supplier and works are carried out at standard market rates - these are non negotiable. If you live in a shared house you will be responsible for communal areas. Charges will be made to all tenants that lived in the property (when the issue was reported) at equal share. Any call out fees for tenant maintenance requests that subsequently cannot be completed due to access issues will be charged back to tenants.

Door handle loose, light bulb needs replacing, carpet worn.
Freezer needs defrosting, washing machine or dishwasher filters blocked, drains are blocked due to food or sanitary items, stains & spillages.
You will be notified about any damages that you are responsible for via email and or text.
Note: If you do not agree to a particular charge you are free to discuss this with the Deposit Protection Service when you leave - we will send them all evidence. Please see FAQ: Your Deposit Protection. We reserve the right to invoice you for any additional time we spend.
